Dau Giay Industrial Park Joint Stock Company is the investor of the project: Investment, Construction and Business of Dau Giay Industrial Park Infrastructure (abbreviated as Dau Giay Industrial Park), a subsidiary of Dong Nai Rubber Corporation Limited, under the Vietnam Rubber Industry Group.

Dau Giay Industrial Park was established on August 27, 2008, according to establishment decision No. 2802/QD-UBND of the People’s Committee of Dong Nai province, with a scale of 330.48 hectares; located in Dau Giay commune, Dong Nai province.

Environmental protection facilities are always meticulously designed and invested in by the industrial park, ensuring investors can confidently implement their projects. The industrial park’s wastewater treatment system has the capacity and technology to collect and treat all wastewater generated by businesses within the park with high efficiency. The industrial park also has plans to invest in the construction of a wastewater re-treatment system for water reuse and a solar power system to ensure green development – The circular economy of the industrial park is in line with the local socio-economic development plan, while also affirming confidence among domestic and foreign investors, customers, and the local community.

PROJECT INFORMATION: INVESTMENT IN CONSTRUCTION AND OPERATION OF INFRASTRUCTURE FOR DAU GIAY INDUSTRIAL PARK – PHASE 2.

The need for investment:

As of June 30, 2025, the Dau Giay Industrial Park had leased land to 29 businesses, covering an area of ​​220.54 hectares out of 220.54 hectares (100% of the commercial land area was filled). Recognizing the increasing need to attract investment, promote economic growth, create jobs, and enhance regional competitiveness, the investment in Dau Giay Industrial Park – Phase 2 (145 hectares) is necessary. This will optimize land use, develop synchronous infrastructure, attract high value-added projects, and create favorable conditions for businesses to develop production, leading to high economic efficiency.

Project Description:

Project Size: 145 hectares.

The project is included in the list of unestablished industrial zones proposed for new establishment or expansion during the 2021-2030 period, as listed in Appendix II of Decision No. 586/QD-TTg dated July 3, 2024, of the Prime Minister approving the Dong Nai Provincial Planning for the period 2021-2030, with a vision to 2050, and is consistent with the Southeast Region Planning for the period 2021-2030, with a vision to 2050, as per Decision No. 370/QD-TTg dated May 4, 2024, of the Prime Minister.

Land use structure:

Total estimated investment (including 10% VAT): VND 610,169 million (Six hundred and ten billion, one hundred and sixty-nine million dong)

Project operating period: 50 years from the date of issuance of the Investment Policy Decision.

Project progress:

– Investment preparation phase (January 2026 to December 2026): Developing the investment project and applying for investment policy approval, environmental permits, construction permits, and carrying out compensation and land clearance.

– Project implementation phase (January 2027 to December 2028): Developing infrastructure and functional areas to serve the industrial park;

– Attracting land for lease: from January 2027 to December 2031 to fill the commercial land area.

Analyze socio-economic effectiveness.

The investment project to build and operate the Dau Giay Industrial Park infrastructure – Phase 2, if implemented, will bring high economic efficiency to the Company with estimated total revenue of over VND 12,753 billion and estimated after-tax profit of VND 8,860 billion. In addition, the project will contribute nearly VND 4,350 billion to the budget of Dong Nai province, create many job opportunities for workers in the locality and surrounding areas. It will contribute to attracting foreign investment, technological innovation, improving and increasing technical infrastructure, in line with the requirements of socio-economic restructuring of Dong Nai province in the period 2021-2030, with a vision to 2050.

LAND LEASING SITUATION

As of June 30, 2025, Dau Giay Industrial Park has leased out its entire commercial land area of ​​220.54 hectares, achieving a 100% occupancy rate. The total number of investors operating in the industrial park is 44, with an investment capital of approximately VND 11,872 billion; including 22 domestic investors and 22 foreign investors from the following countries: the UK, the Netherlands, South Korea, Hong Kong, Samoa, Singapore, and China.
